Villa joan is less than 4 miles by car from the next golf course or the art galleries and restaurants of matlacha, and less than 4 miles by boat from the matlacha pass leading to the warm waters of the gulf of mexico.
living room: the living room area offers plenty of comfortable seating and a large flat-screen 55 inch tv and a pull-out sleeper sofa for the kids.
kitchen/dining room: a large, fully-equipped kitchen with virtually all modern appliances and tools leaves hardly anything to be desired. The attached breakfast bar is very convenient for a quick bite. The kitchen also offers a seating area for four with a view of the lanai. The formal dining area can seat up to 6 and provides a view of the gulf access canal. The vaulted ceilings throughout the house give the whole home an airy feeling.
master bedroom/bathroom: the master suite features a king-size bed and large flat-screen 55 inch tv. The en-suite features a large soaking tub, walk-in shower, and dual sinks.
guest bedrooms/bathrooms: the additional two guest bedrooms each boast a queen-size bed and a flat-screen 55 inch tv each. They share the second bathroom, which features a tub/shower combination.
pool/lanai/dock: enjoy the gorgeous florida sunrise from the eastern exposed lanai with its large, electric heated pool. There is also a dock available (boat lift current unavailable due to damage from the hurricane). Have your favorite cocktail and watch the jumping fish or passing dolphins and manatees. And as you have fast access from this vacation villa to the gulf of mexico with the many islands featuring beautiful beaches and hidden coves, it's great for boaters.
