The Southampton is located DIRECTLY ON THE ATLANTIC OCEAN in Delray Beach. It is exactly 1 mile from vibrant and trendy Atlantic Avenue. Close enough to outstanding restaurants, but far enough to not be bothered by ''people''. The beach is clean and very ''private''. This charming unit has southern exposure and looks right out on the ocean. It has a private front porch with overhanging roof. Both the kitchen (2015) and the bathroom (2013) were completely remodeled. Plantation shutters were installed (2016). Tile floors throughout the apartment. Excellent management. Southhampton employs an on-site Superintendent and an off-site Property Manager along with a five person Board of Directors to provide outstanding management. The entire building was prepped and painted in 2017. Impact doors and windows were installed throughout all units in 2016. Southampton budgets conservatively. They never go over budget. We also provide in the annual budget reserves for three important maintenance items. They are painting the building, which is done every 5 years, driveway seal coating, and roof replacement. With this policy, any special assessment is rare. Maintenance fees are $950/month, comprised of $750 for operating costs and $200 for reserves and special projects. Rentals are permitted. They must be of at lest one month duration. Rentals are generally secured by "word of mouth" with little or no advertising. The Southampton does have a few important rules and regulations, including "No animals allowed on the premises". This is a year round complex. Directly next door to Gulf Stream Bath & Tennis Club.
