Originally proposed as two 19-story rental buildings with 450 units, the revamped project now features 31-story towers (361 feet tall) with 806 residential units, significantly increasing density while enhancing pedestrian-friendly design elements.

Strategic Expansion & Design Enhancements

Designed by Behar Font & Partners, the towers now prioritize linear unit layouts, expanded retail space, and pedestrian-oriented streetscapes with shade trees. The developers assembled the site in 2022, acquiring parcels for 19.5million (3898 Shipping Ave) and 16 million (adjacent lots).

Financing & Broader Portfolio

  • Secured $24 million in financing from New York’s S3 Capital for the initial phase.
  • MG Development, led by Alirio Torrealba, is also advancing Metro Parc in Hialeah - a three-phase, 1,526-unit apartment complex.
  • Baron Property Group, founded by Matthew Baron, is co-developing multiple projects with MG.
  • Additional ventures include The Village at Coral Gables, a 48-unit mixed-use complex at 535 Santander Ave.

The developers have requested a pre-application meeting with Miami-Dade County to refine plans based on official feedback.
