Our April 2024 report shed light on <a href="https://floridayimby.com/2024/04/workforce-housing-vista-gardens-approved-for-12450-central-boulevard-palm-beach-gardens-fl.html">Gardens Vista</a>, a 221-unit, four-story apartment complex in Palm Beach Gardens.Construction has now started on the venture, with general contractor Straticon aiming for a spring 2027 completion. The homes will occupy a 6.7-acre site, featuring an array of one-bedroom to three-bedroom floorplans. Of the 221 homes, 10 percent (about 22) will be designated as workforce housing, which <a href="https://www.miamidade.gov/global/service.page?Mduid_service=ser1565626115271422">Miami-Dade County records</a> define as affordable housing reserved for households earning 60 to 140 percent of the area median income (AMI).At the time of publication, that ranged from $42,600 to $99,400 annually (depending on the household’s size). The current cost of a 1,113-square-foot apartment in Palm Beach Gardens is currently $2,631 a month, per <a href="https://www.rentcafe.com/average-rent-market-trends/us/fl/palm-beach-gardens/">RentCafé</a>. Communal amenities at Gardens Vista include a host of on-site offerings, such as two pickleball courts, a fitness center, and dog park.Vista Residential Partners is the developer. The Atlanta-based firm is not seeking housing incentives under the Live Local Act, which would require at least 40 percent of the homes to be designated as workforce housing.
