An office building and parking garage could soon make way for Boca Center, a 300-unit apartment complex. An affiliate of Macquarie Capital hopes to get approval for the 365,165-square-foot development.

The mid-rise building would measure six stories, offering studios to three-bedroom units. Amenities at the complex include more than 500 parking spots, a dog park, pickleball court, and swimming pool.

There would also be co-working space and a residents-only lounge. Arcadis is the architect. Conceptual renderings show a neutral-colored apartment building where some units come with outdoor terraces.

The developer hopes to get Boca Center approved under the Live Local Act, an initiative that makes it easier for developers to bypass height density rules and the need for public hearings. Yet, apartments must have at least 40 percent affordable housing for 30 years. The developers of Boca Center are asking that only 10 percent be deemed affordable housing.
