At the Pines of Delray West (where all streets have a SW in the name) ALL units pay the same $355/month--but unlike Pines of Delray does not include in-unit WIFI, 2 active HD boxes and fiber-optic cable; all 115 buildings at Pines of Delray are pre-1978, except for eight: Buildings 96-99, 108-109 are 1978 and 29-30 are 1979. All 43 buildings at the Pines of Delray West were built in 1978-1979; the only pets allowed at the Pines of Delray are up to 2 cats; at the Pines of Delray West no pets are allowed; both "Pines" charge a $100 approval application fee per couple or per single.....in compliance with Florida law there are no additional approval-related fees(which are illegal anyway) charged to a buyer by the condo association or a management company( this includes no capital contribution fee- which a Florida court recently ruled as being illegal on condo purchases). At both Pines, 18 months of ownership is required for eligibility to lease out your unit and then it would be only once per 12 month period and for a 4-month minimum.At both Pines at least one approved occupant must be 55+ and and any approved co-occupant must be 18+. And any person under 18 can only stay overnight for 30 days per calendar year. Also at both Pines there is a combined 3-unit maximum ownership by immediate family members. At the 684 unit Pines of Delray there are 2 clubhouses, 2 pool and 2 fitness room. At the 288 unit Pines of Delray West there is 1 clubhouse, 1 pool and 1 fitness room. Both "Pines" are within the city limits of Delray beach and only a 2.5 mile drive to the Ocean and public parking. On this 2.5 mile drive you will pass by a Home Depot, Target, Starbucks, Whole Foods Market,The Fresh Market, Trader Joes and Publix.
