Two developers, Urban Network Capital Group (UNCG) and Vertical Development, have put forward plans for a 27-story condo-hotel in Miami-Dade County, located at 445 NE 36th Street. The proposed high-rise will feature 180 units ranging from approximately 393 to 2,127 square feet, including studios, junior suites, and one- to four-bedroom suites, with larger units positioned on the upper floors.
The development will encompass 175,557 square feet of new construction on a 19,292-square-foot site, currently occupied by four small apartment buildings slated for demolition. Designed by Miami-based Kobi Karp Architecture, the project includes 7,290 square feet of retail space, 121 parking spots with 24 dedicated for electric vehicles, and two swimming pools.
This mixed-use building aims to enhance pedestrian engagement and urban vibrancy at the intersection of NE 36th Street and NE 5th Avenue, blending modern design with community-focused amenities. The developers acquired the site for $13.5 million in September 2023 and are seeking city approval to move forward with the project.
